When are my HOA fees due and what do they cover?
I. HOMEOWNER’S FEES The monthly homeowner’s fees are used to operate the Association. Included in the costs of operation are: A. Administrative Expenses: Office Supplies, Employee Salary, Legal & Audit Services, Payroll Taxes, Employee Benefits, Security, Telephone/Answering, Service B. Operating Expenses: Gas & Water, Trash Removal, Monthly Exterminating Electricity for Common Elements C. Repairs & Maintenance: Building Maintenance & Repairs, Pool Maintenance & Repairs, Parking Area Maintenance & Road Repair, Hot Water System Maintenance & Repair, Soft Water System Maintenance & Repair, Carport Upkeep, Light Fixtures, Bulb Replacement & Repairs of Common Elements, Decorating of Interior & Exterior Common Elements, Cleaning Supplies D. Fixed Expenses (Insurance): Umbrella, General Liability, Texas Multi-Peril Property, Non-Owned/Hired Auto, Directors and Officers Liability E. Replacement Reserves: Roofs, Exterior Painting, Pool, Pool Furniture, Landscaping, Carports, Office & Clubroom Furniture, Street & Sidewalks, Hall, Club Room, and Office Flooring, Interior Painting-Halls, Club Room, Office II. PAYMENT OF HOMEOWNER’S MONTHLY FEES The Association operates financially solely from the monthly fees contributed by unit owners. Obligations must be met on a timely basis and prompt payment of the monthly fee is essential in order to operate on a sound business basis. Because the need for timely payment of fees by Homeowners. As well as timely payment of obligations by the Association, the following rules have been established. A. All monthly fees and Utility reimbursement are due on the 1st of each month. B. Each unit is billed monthly for its utility usage. C. A late fee of $50 per month will be assessed if the homeowner’s fee or utility reimbursement is not paid prior to the close of business on the 10th of the month. i. This late fee will accumulate on a monthly basis until all fees are current. ii. Payment made by homeowners will first be applied to the outstanding balance with the remainder being applied to the Homeowner’s current fees. iii. Non-payment of utility bill will result in the interruption of the utility services to the unit involved, plus a $50 reconnect charge and full payment of all charges prior to the reconnection. D. If a homeowner’s monthly fee is delinquent for more than 60 days, a lien will be files at the County Courthouse on the particular unit involved. The lien will be released only when all fees, late fees and cost of filing the lien are paid in full. E. The charge for a returned check is $50 plus late fees.

Can I get a copy of my monthly statement that shows electricity usage and charges to my unit?
Conservice has started sending electricity statements via email to unit owners. If you do not receive one, you can visit the forms page to download instructions on how to create a Conservice account. Electricity payments should be made to Lafayette Place HOA- the statements are sent from Conservice only as a courtesy as the bill is paid in bulk by the association. For other charges associated with your unit, you can create an account at https://www.residentcenter.com/ to view your balance or make an online payment at any time.
